    What are your contractual obligations?

    There is room for expansion?
    How long is the lease for?
    What are the terms to extend the lease?
    What are the terms to end the lease?
    Who handles maintenance and repairs?
    What else is provided (eg, air conditioning, elevator)?

Location:

    Urban / Suburban / Rural?
    Easy to reach by your target market?
    Proximity to main roads?
    Access to alternative transportation (eg, subway, bus)?
Staff:

    Number of employees by type of work they do?
    Amount and type of areas of work of each employee needs?
    Special needs of disability?

Features:

    Things you should have in your office space?
    The things you absolutely do not want in your office space?
    What is your ideal space would be provided you could afford it? 

Parking:

    The parking is readily available?
    Parking as necessary for employees and customers?
    There is a charge for parking?

Security:

    What security is available with space?
    There is limited access to the building at certain times?
    What kind of security is needed?
    How safe is the neighborhood?

Timing:

    How much time is available?
    How long will it take to move and be configured for business?

Workspaces:

    What types of work areas are needed?
    How large work areas need to be?
    What equipment is needed for each desktop?
    What other features need to be considered (eg, electrical outlets, air conditioning)?
    Enlightenment?
